Two vacant commercial lots in the City of Chandler will likely soon be home to new residential developments.
In line with Chandler’s increasing need for residential growth, two vacant lots that were originally planned for commercial development were approved by Chandler’s Planning and Zoning Commission to be rezoned for residential housing.

The La Esquina community will be a gated subdivision of 15 acres at the northwestern corner of Gilbert and Ocotillo roads, and will include about 79 lots of at least 4,000 square-feet each.

The community will feature landscaped entries, open space, playground and a community pool.

The second housing development project proposed is the Fire Rock Ranch, with 135 lots on about 23 acres on the northwest corner of Chandler Boulevard and Gilbert Road. It will feature cluster-style homes with six homes around a single driveway. Guest parking and street parking space will be offered to replace the no-driveway parking. Homes in this community are two stories ranging from 2,000 to 2,800 square-feet.

Chandler is looking at more commercial land for residential homes. More people are needed to shop at and support Chandler businesses, providing more tax revenue to Chandler city coffers. Both development proposals are now headed to the Chandler City Council for final approval.
